Finding and Selecting Comparables

Relab gives you more ways to filter than any other CMA tool, helping you find the right comparables faster.

How to select comparables for your CMA

Step 1: Choose sales or listings

Click Sold or For Sale at the top to switch between comparable sales and current listings. The number in brackets shows how many properties you've selected.

Step 2: Apply filters

By default, filters are pre-set based on the subject property's number of bedrooms and sales from the last 6 months. Click Expand next to Filters to view and adjust all filter options. Applied filters appear as tags at the top — click X to remove them.

For the Sale Date filter, scroll to the bottom of the options to select a Custom Range and choose your own date range.

Step 3: Adjust search radius

The map is hidden by default. Click Show map in the upper right corner of the Select Comparables popup to expand it. Use the radius slider to adjust your search area up to 10km. Drag the divider between the map and the comparables list to the left to make the map larger.

Note: Selecting Rural & Lifestyle as the Property Category filter extends the radius up to 50km.

Step 4: Load all results

Results load around 20 at a time. If more are available, scroll to the bottom of the list and click Load more results to see all comparable properties.

Step 5: Select properties

Four ways to select comparables:

  • Click the checkbox on each property card

  • Click properties directly on the map

  • Use Quick Select to automatically add the first 5 or first 10 results

  • Check Show Selected to view only your selected properties

Step 6: Add AI commentary (optional)

Click Batch AI Comments at the bottom right of the popup to generate AI commentary for your selected comparables. Choose a narrative tone (Professional, Sales-focused, or Analytical), set a word limit, and add optional notes to guide the AI. Click Apply Changes when done. Repeat for For Sale comparables if needed.

Step 7: Continue

Click Continue at the bottom right to proceed to the CMA Editor. If you don't want to generate AI comments, click Continue directly without going through Batch AI Comments.

Adding missing properties

Can't find a property in the results? You can add it manually.

From the Select Comparables popup

  • Click + Add Missing Listing or + Add Missing Sale

From the CMA Editor

  • Click Add/Modify Comparables in the footer navigation bar

  • Click Add/Modify Sales or Add/Modify Listings in their respective sections

Filter options

Property features

  • Bedrooms & Bathrooms: Any to 10+

  • Land Area: Any to 200ha+

  • Floor Area: Any to 500m²+

  • Land Title: Freehold, Cross-lease, Unit title

  • Build Era: 1900–2020

  • Cladding: Brick, Weatherboard, Roughcast, Others, Unknown

Property type

  • Property Category: Residential & Lifestyle, Rural & Lifestyle, Commercial

  • Sub Category: Select Property Category first

  • Zoning: Single House, Mixed Housing Suburban, Mixed Housing Urban (one at a time)

  • CV: Any to $5M+

  • School Zone: Filter by specific school zones

  • Limit to suburb: Check to restrict results to the subject property's suburb only

Sales information

  • Sale Date: 30 days to 5 years, or select Custom Range at the bottom of the options for a specific date range (recommended 3–6 months for urban)

  • Listed Date: Last 30 days to All

  • Price: Any to $10M+

  • Listing Type: Auction, By Negotiation, Asking Price, Tender

  • Only bona fide sales: Ticked by default. Untick to include non-bona fide sales in your results.

❓ FAQs

Can I filter bona fide vs non-bona fide sales?

Yes. When you expand the filters, you'll see an Only bona fide sales checkbox under sold properties — this is ticked by default. Untick it to include non-bona fide sales in your results.

How do I search a wider area for comparables?

Change Property Category to Rural & Lifestyle to extend the search radius to 50km. Note: Comparables are limited to 250 properties per category (sold and for sale).

Do my filters reset when I switch between Sold and For Sale tabs?

No, your filters stay applied when you switch between tabs.

Why am I not seeing all available results?

Results load around 20 at a time. Scroll to the bottom of the list and click Load more results to see all available comparables.

Are the filters pre-set when I open Select Comparables?

Yes. By default, filters are pre-set to match the subject property's number of bedrooms and sales from the last 6 months. You can adjust these by clicking Expand next to Filters.
