CMA Polygon Tool

The Polygon Tool lets you draw custom search areas on the map to find comparable properties in specific locations, perfect for waterfront areas, apartment blocks, or irregularly shaped neighbourhoods.

How to access the Polygon Tool

The Polygon Tool is located on the map inside the Select Comparables popup. The map is hidden by default, so you need to show it first.

Step 1: Open the Select Comparables popup

If you are starting a new CMA: Search for a property address and click the CMA button. The Select Comparables popup opens automatically.

If you are editing an existing CMA: Open your CMA from CMA Centre and click Add/Modify Comparables in the bottom navigation panel. This opens the Select Comparables popup, even if no comparables have been selected yet.

Step 2: Show the map

Click Show map in the upper right corner of the Select Comparables popup to expand the map. To make the map larger, drag the divider between the map and the comparables list to the left.

Step 3: Locate the Polygon Tool

Once the map is visible, locate the Polygon Tool icon (square with corner points) on the right edge of the map.

How to draw a search area

Step 1: Select a drawing tool

Click the Polygon Tool icon on the right edge of the map. You have two options:

  • Polygon — draw a custom freeform shape

  • Circle — draw a circular search area

Step 2: Draw your shape

For a polygon:

  1. Click on the map to place your first point

  2. Continue clicking to add more points and form your custom shape

  3. Complete the polygon by clicking the first point again to close the shape, or click Finish at the bottom of the map

For a circle:

  1. Click on the map to set the centre point

  2. Drag outward to set the radius, then release

Your search results update automatically to show properties within your drawn area.

How to draw multiple search areas

You can draw multiple shapes to search several areas at once:

  1. Complete your first shape using the steps above

  2. Click the Polygon Tool icon again and draw a second shape in a different area

  3. Repeat to add more search areas as needed

All properties within any of your drawn shapes will appear in your results.

How to edit or delete a shape

To edit a shape

  1. Click Edit layers on the right edge of the map

  2. Adjust the corner points of a polygon to resize or reshape it, or drag the edge of a circle to make it larger or smaller

  3. Click Save to apply your changes

To delete a shape

  1. Click Delete layers on the right edge of the map

  2. Click the shape you want to remove

  3. Alternatively, click the rubbish bin icon to delete all drawn shapes at once

  4. Click Save to apply your changes

Can I edit a polygon after drawing it?

Yes. Click Edit layers on the right edge of the map to adjust the corner points of a polygon or the size of a circle. Click Save when done.

What happens if I make a mistake while drawing?

Click Delete last point at the bottom of the map to remove the most recent point placed. Alternatively, click Cancel to abandon the shape and start over.

Can I use the Polygon Tool with map overlays?

Yes. Combine the Polygon Tool with map overlays like Services, Flood Hazard, Plan, and Public Land to identify properties with specific characteristics within your custom search area.

Does the Polygon Tool work for lifestyle properties?

Yes. For lifestyle properties, select Rural & Lifestyle under Property Category in the filters to extend the search radius up to 50km.
